North Tustin is an unincorporated community, the largest one in Orange County, made up of six neighborhoods: Cowan Heights, East Tustin, Lemon Heights, North Tustin, Panorama Heights and Red Hill. The city of Tustin borders it on three sides and the city of Orange sits to the north, but no city government runs it, which is why it is described as a community rather than a city.
Much of the housing here is the California ranch house of the 1950s and 1960s, built on quarter-acre lots. The ranch style is defined by a single story, a long profile that sits close to the ground, wide windows and deep overhanging eaves, and its exteriors mixed stucco with wood, often board and batten siding. Those choices are what make a North Tustin repaint different from a two-story stucco tract: there is less wall height and far more linear trim, eave and siding to prepare.

North Tustin has no city hall, so there is no city design review of the kind some neighboring cities run. The Foothill Communities Association, a nonprofit begun in the 1960s, works to preserve the area's living environment and speaks up on development that affects it, but we have not found any color rule it applies to a private repaint.
