About our exterior house painting
Our team provides spot priming on bare wood and repaired patches, delivering an even finish that holds up to sun and dust for both residential and commercial projects. Licensed, insured and bonded, we write a scope that names the wash, the repairs, the primer and each finish coat for every elevation, and the crew that walks your house is the crew that does the painting.
From setting backer rod in a wide trim joint to recoating the fascia, eaves, doors and every wall of the house, our team handles every detail. Serving Riverside, Woodcrest, Eastvale and Norco, we plan each day around where the sun will be on your walls.
Why Riverside Expert Painting
How We Work
No salesperson hands you to a stranger. The person who measures the job answers for it.
The process
The Exterior Sequence, Step by Step
A full exterior repaint in Riverside follows the same order on every house, whatever the walls are made of, because each step depends on the one before it. Jumping ahead is how a fresh coat ends up flaking off a dusty wall a season later.
Wash
Walls, eaves and trim are washed to lift dust, chalk, cobwebs and mildew. On stucco the pressure stays low, because the cladding is porous and moisture can pass through it toward the framing.
Repair
Cracked stucco, split fascia boards and loose trim are fixed while the surface is clean and the damage is easy to see.
Caulk
Open joints around windows, doors and trim are sealed with paintable acrylic latex caulk. Wide gaps get a foam backer rod first, so the bead bonds only to the two sides of the joint and can flex instead of tearing.
Prime
Bare wood, new patches and repaired areas are primed so the finish coats bond and dry to one even color.
Finish coats and the final walk
The walls and then the trim receive the finish coats named in your scope, and we walk the house with you before the job is closed.
Working With Inland Heat and Sun
Exterior paint goes on the shaded side of a Riverside house, never the side that is baking. Coating manufacturers set a maximum surface temperature in their product data, and a wall that has sat in full afternoon sun can pass it long before the air feels unusually hot. So the crew follows the shade: the west wall in the morning, the east wall after lunch, and the south wall in the cooler hours at either end of the day.
Riverside has a semi-arid climate with hot, dry summers, and that pattern shows on almost every house. Door and window makers describe southern and western exposures as the harshest, and on a painted house those are the elevations that chalk, fade and crack first. They usually decide how much washing, scraping and priming the whole house needs, while a north wall in good shape still gets the same finish so the color matches all the way round.
Wind is the other half. The National Weather Service describes Santa Ana winds as strong, hot, dust-bearing winds, and one gust across wet paint leaves grit in the film and carries spray toward a neighbor's car. On those days spraying stops and sheltered walls are brushed and rolled.

Fascia, Eaves, Trim and Doors
The wood parts of an exterior belong in the scope from the first walk, not as an add-on at the end. On most Riverside stucco houses that means the fascia boards at the roof edge, the eaves and soffits under them, window and door trim, garage door jambs, and any wood posts or beams on a porch or patio.
A fascia is the band under the roof edge that caps the ends of the rafters, and it often carries the rain gutter, so it takes sun on its face and water along its top. Each board is checked for soft spots and splits, and failed sections are replaced before primer goes on. Eaves are painted from ladders with the walls and plants below covered, because overhead work drips.
Trim, fascia and doors usually get a harder, glossier enamel than the stucco, applied after the walls so the edges can be cut in clean. The outside of every door and frame is part of the house on an exterior job; refinishing a front door or a set of interior doors on its own is a separate, smaller scope.
Choosing Exterior Colors That Last
A color that lasts on a sun-facing Riverside wall is usually a mid-tone or lighter shade in a product made for exterior exposure. Coating makers note that color formulas relying on organic colorants are prone to fading outdoors, so a bright or saturated body color on a south or west wall is a choice to make knowingly.
Darker colors also absorb more heat than lighter ones, which matters most on wood trim, doors and fascia. A deep body color can still work on a house with wide eaves or mature shade; it is a harder call on a two-story wall that faces the afternoon with nothing in front of it.
Samples are painted on your own walls, on a sunny side and a shaded side, so you see each color in the light it will actually live in. If your home is in an association, the approved scheme comes first, and the samples go to the board with the product details before anything is ordered. A real color change, light to dark or the reverse, usually needs a primer or an extra finish coat, and the scope says which.

Exterior Painting Cost in Riverside
Exterior painting in Riverside is typically estimated at roughly $4,000 to $18,000 for a single-family home, with the size of the house, the number of stories and the amount of repair moving the number most. A single-story house with sound stucco sits near the low end, and a two-story house with cracked stucco, sun-split fascia and a color change sits near the top.
The other drivers are access, such as slopes, landscaping and block walls close to the house; how chalky or peeling the old coating is; how much trim and fascia there is and how many doors; the number of colors and sheens; the product grade; and lead-safe practices on homes built before 1978, which add containment and clean-up to the prep.
These are estimates only. They are subject to change once the house has been walked and the products chosen, and your written quote after the free walk sets the final price.
Exterior Repaints for Associations and Rental Owners
The same sequence scales from one house to a whole street of them. An association repainting on its reserve schedule, an owner with several rental homes, or a property manager readying a building for sale gets the same wash, repair, caulk, prime and finish order, written up by building and elevation so each one can be approved and paid for on its own.
Riverside's housing runs from Craftsman and Mission Revival streets near downtown and the Wood Streets to neighborhoods such as Arlington, La Sierra, Canyon Crest, Mission Grove and Orangecrest, and a board or manager often has more than one kind of house on the list. Each type is scoped for what it actually needs, so a stucco tract home is not priced like a wood-trimmed bungalow.
Every coating sold for use in the South Coast AQMD has to meet Rule 1113's limits on volatile organic content. The product data for each coating we specify comes with the bid, so a manager can file it before the first ladder goes up.

Questions
Exterior House Painting: Common Questions
How do I know my house is due for an exterior repaint?
Look at the south and west walls first. Paint that leaves a powder on your hand, color that has faded unevenly, open cracks, or bare wood on the fascia are the signs. There is no fixed interval, because exposure and the last product used decide it.
Do I need to be home while the outside is painted?
No. We need access to every side of the house, water and power at an outside outlet, and the sprinklers off on the days we work. Windows stay closed and covered while the walls around them are sprayed or rolled.
Will you paint the outside of my house in the summer?
Yes. Summer work is normal here when the crew follows the shade and stays off sun-baked walls, starting each wall when it is out of direct sun. Your start date and the expected length of the job are written on the estimate.
How do you protect my plants, windows and roof?
Plants near the walls are tied back or covered with breathable drop cloths, windows and fixtures are masked, and walkways are covered. Roof edges are protected where the fascia is painted, and nothing is left covered longer than the work needs.
Can you paint over peeling paint?
Not as it is. Loose and peeling paint is scraped back to a firm edge, the area is feathered smooth where it shows, and the bare spots are primed. Painting over a failing coat only hides the problem until the new paint lifts with the old.
My house was built before 1978. Does that change the prep?
Yes. The EPA warns that painting or repair in a pre-1978 home with lead-based paint can create lead dust, so the old coating is treated as if it may contain lead. Scraping uses wet methods, ground covers and careful clean-up, and that prep is listed in the scope.
Is the garage door included in an exterior repaint?
It can be. The jambs and trim around the garage opening are part of the house and are always included; the door itself is listed as its own line, because some owners want it the body color and others want it to match the trim.
Can my HOA approve the colors before you start?
Yes. We prepare color samples and the product data the architectural committee asks for, and the work is scheduled only after the board's approval is in hand. On an association-wide repaint the bid is broken out by building and phase.
